A man's hand holds the keys to an off-plan property against the background of the house and palm trees

What is “MaD”?

“MaD” stands for Missing and Defects. Paying full price for an off-plan property without a full property inspection is a risky move. Essentially, you’re committing to the purchase before confirming that everything is built and functioning properly. While your lawyer can verify paperwork and legalities, it’s the physical state of the property that directly affects your comfort and resale value.

Why you need a professional inspection

  • Missing and Defects:
When Survey Spain’s surveyors inspect an off-plan property, we often uncover issues that a quick “courtesy” visit won’t reveal—such as unconnected utilities, incomplete finishes, or electrical and plumbing defects. These are details that a developer’s own agent may miss or dismiss, especially when overseeing multiple units.
  • Short Inspection Windows:
Developers frequently allow only brief visits before signing at the notary. In many cases, there’s no water or electricity connected, preventing a proper check of essential systems. Once you’ve signed and paid, the developer has far less incentive to address your concerns quickly.

The developer’s advantage

Developers usually rely on prompt payment and minimal delays in the sales process. Their inspectors or agents may not be fully trained or motivated to identify every defect, and any significant issues could delay the crucial First Occupation Licence or the architect’s Responsibility Declaration. After completion, it becomes harder for buyers to enforce corrections.

Timing is crucial

To protect your interests:

  1. Arrange Utilities Early: Ensure water and electricity are connected before inspection.
  2. Schedule a Detailed Inspection: Survey Spain can examine systems and finishes when they are fully operational.
  3. Document Defects Immediately: Some developers only allow 10–15 days after signing to report faults.

Avoid moving furniture or making changes before an inspection. Developers can claim subsequent wear or damage happened after they handed over the property in supposedly perfect condition.

Don’t rely on the administrator

Developers often appoint the building’s administrator, who may prioritise the developer’s interests over the buyers’. If you’re told “the Administrator will handle it,” remember they might be less forceful about defects, prolonging resolution or ignoring issues altogether.
