With thanks to Marion Ellis, FRICS, here are questions agents, home inspectors, lawyers, mortgage brokers, and valuers need to ask their clients.
- Tell me about this property.
- What attracted you to it?
- Have you owned or lived in something similar before?
- How long do you plan to stay at the property?
- How do you plan to use it – a rental, or something you might move on from in a few years?
- What do you already know about the property?
- Has anything come up with your solicitor or in paperwork you’ve seen?
- What kind of survey information would help you most?
- Would you prefer a shorter overview, or a more detailed report with repair advice?
- Do you have a budget in mind for improvements or repairs?
- Would you like me to highlight urgent repairs separately from longer-term improvements?
- We provide a shorter summary within 24/48 hrs of the key points
- Are you familiar with the area, or do you have any local worries?
- Has your solicitor raised anything I should keep in mind?
- Have you been provided with the CEE (EPC Energy and CO2 Grading) or thought about energy efficiency improvements?
By asking these questions upfront, property professionals can better understand their clients’ expectations, anticipate potential concerns, and deliver advice that is genuinely aligned with how the buyer intends to live in, and care for, the property.
