At Survey Spain, we carry out detailed Building Condition Inspections for various Communities of Owners in Spain. These inspections are especially valuable for new urbanisations and residential phases, where building works may fall short of the standards expected — and in some cases, are shockingly bad.
We are instructed directly by Administrators or Committees of Owners as we are independent of all parties involved in the development. Our knowledge of Spanish building standards ensures our reports are authoritative, objective, and cannot be easily ignored by the developer or builder.
Guidance for community administrators and presidents
Some additional information that may be of interest and use to Administrators and Presidents is highlighted in a recent article published by Idealista.
Communities of Owners often face conflicts between the wishes of an individual and the collective interests of the community.
A recent ruling by the Provincial Court of Madrid (May 26, 2025) rejected a developer’s attempt to convert storage rooms into homes in Pinto, Madrid. The Court dismissed the company’s claims, affirming that:
“The individual and exclusive interest of a community member cannot prevail over the collective interest and the general benefit of the Community.”

Why Independent Inspections Matter
Survey Spain’s Building Condition Inspections identify poor workmanship and provide official documented evidence that Communities of Owners need to resolve issues fairly and effectively.
If you are an Administrator, President, or Committee Member dealing with defects, disputes, or new-build concerns, an independent inspection report could be the decisive step in resolving the issue. Contact us today for more information.
