As anticipated, we have found a big problem with architects issuing First Occupation Licence/Responsibility Declaration.
In Marbella, the same architect issued that, the Works application, antiquity and CEE.
All understated the size, etc, which was illegal even before they started adding. Agent not happy and client’s lawyer now wondering what to do.
It’s inevitable as developers put pressure on architects and there is no independent checking – until Survey Spain come along representing the buyer, who could have the property denounced after they bought it.
