Property Inspection
Ensure the buildings are inspected for issues like damp, rotten beams , plumbing problems, ‘shocking’ electrical, heating, AC faults, and 100’s of other possible defects.
Legal Accuracy
Inspection and measurement will highlight if the legal paperwork is accurate or show that there are unrecorded or unlicenced additions.
Energy Rating
If the energy rating is below the required level, investment will be necessary to permit the sale in the future.
Buyer’s Inspection
The buyer must have the house inspected at the same time as the lawyers do their legal due diligence, before you put down the 10% non-returnable deposit.
Seller’s Inspection
The seller can have the property inspected before marketing, correct some of the issues, and then provide the independent report to the buyer. This can boost the property’s appeal to a hesitant buyer in a crowded market.
